The approval follows Cheshire East Council’s Strategic Planning Board’s resolution to grant planning permission in January 2026 and represents an important step forward in bringing the proposals for the site to fruition.
The approved scheme will deliver a thoughtfully designed and sustainable development, including 30% affordable housing, helping to meet local housing needs at a time when the Council is unable to demonstrate a five-year housing land supply.
Providing a mix of new homes alongside affordable housing forms an important part of the proposals, helping to create a development that responds positively to local housing requirements while establishing an attractive place for future residents.
The development has been carefully considered to ensure that new homes sit alongside high-quality green infrastructure and accessible areas of open space. A strong emphasis has been placed on creating an environment that is not only attractive, but also well connected and designed with the needs of its future community in mind.
Throughout the application process, the design of the scheme has been a key consideration. The proposals seek to respond positively to the site’s surroundings, incorporating green infrastructure and retaining existing vegetation as part of the wider development.
Accessible open spaces and new pedestrian connections have also been incorporated into the proposals, promoting opportunities for walking and supporting healthy and active lifestyles.
Together, these elements will help to create a development where green spaces, connectivity and high-quality design work alongside the delivery of much-needed homes. This considered approach will also help establish a strong identity for the development as it progresses to its next stages.
Working collaboratively with officers throughout the determination process, the project team prepared a Design Code to guide the future development of the site.
The Design Code will help to ensure the scheme creates a distinctive place with a strong sense of identity, while maintaining a consistently high standard of design as the development progresses.
This collaborative approach enabled the project team to work positively through the application process, ensuring that design remained at the heart of the proposals and that the development responds appropriately to its context.
The approval demonstrates the value of positive and constructive collaboration between the project team, stakeholders and the local planning authority in bringing forward sustainable development that responds to local housing needs.
Securing planning permission represents a significant milestone for the Bradwall Road site and takes the proposals another step closer to delivering new homes for Sandbach.
We look forward to seeing this well-designed scheme progress and would like to thank Richard Naylor, Mike Heming and Robert Devon for their hard work throughout the application process, alongside everyone else who contributed to achieving this successful outcome.
Special thanks also go to Lynette Anderson and Sophie Ost for their efforts in negotiating the Section 106 Agreement.
