Our Teams
Land
Our land team of 17 specialists focus on both the acquisition of new opportunities, and the sale of sites with planning permission. Our acquisition team combines strong regional expertise with national coverage, often acting as the first point of contact for land owners. Our land disposals team is made up of individuals who previously worked for housebuilders, bringing a deep understanding of how bids are structured, enabling them to identify opportunities to enhance value and secure the best outcomes for our clients.
Planning
We have one of the largest in-house, professional planning teams in the UK, with over 40 qualified planners across a wide range of experience levels. Working alongside our planners is a dedicated team of experienced project managers who ensure sites progress smoothly through the planning system. Our in-house urban designer supports the team in creating well-considered, policy-compliant schemes that respond to site constraints while making the best use of the land holding.
Legal
Our in-house legal team works closely with the land team on our promotion agreements and planning contracts, ensuring matters are handled efficiently and proactively. They also lead on negotiating planning obligations including Section 106 agreements, working with local authorities to achieve timely and effective outcomes.
Technical
We are also proud of our growing, industry leading technical team, with expertise in topography, ecology and geological assessments. The team play a crucial role throughout the lifecycle of a project – from early stage assessments and application preparation to consultation responses and supporting the land sale process – ensuring technical considerations are thoroughly addressed.
The land and planning industry has changed considerably and continues to evolve at a national level. Gladman is at the forefront of helping to shape the decision making environment, through:
- Engagement at both local and national levels, including contributions to changes in the National Planning Policy Framework (NPPF) and the evolution of the Standard Method for calculating housing need
- A dedicated policy team working with local authorities to secure allocations for our sites in local plans

We work with landowners to form a strategy for promoting land. Once agreed we pay a promotional fee.

Each site will be assigned a team of experts, dedicated to optimising the potential of the land. We will complete all the reports required and cover the costs associated.
The planning appplication
We negotiate on behalf of our landowners with the planning authorities, addressing their requirements and recommendations, including any necessary appeals to achieve planning permission.
Permission and sale
Once planning permission has been secured, a marketing strategy is agreed to provide the best route to sale. only once the land is sold, will Gladman receive a pre agreed percentage of the final sale.
