Planning Permission Granted – Market Drayton

Gladman is delighted to have received the decision notice granting outline planning permission for up to 100 homes on land off Longford Lane, Market Drayton.

The decision follows a resolution to grant permission in Market Drayton by Shropshire Council’s Northern Planning Committee in November 2025.

The site has a long planning history, with two previous planning applications refused in 2023 and 2024. Notwithstanding these earlier decisions, Gladman remained committed to the promotion of the site, continuing to put it forward as a housing allocation through the Local Plan preparation process.

Rather than simply revisiting the previous proposals, the project team took the opportunity to carefully consider the issues raised through the earlier applications and develop a clear strategy for moving the site forward. Extensive engagement with Council officers formed an important part of this approach, allowing the team to respond positively to previous reasons for refusal and strengthen the planning case for residential development.

The timing of the application was also important. It was submitted shortly after Shropshire Council made the decision to give significant weight to emerging allocations for decision-making purposes. The combination of proactive pre-application discussions, continued promotion through the Local Plan process and the strategic timing of the application has helped result in this becoming one of the first major housing permissions to be granted on a proposed allocation within the Council’s now withdrawn draft Local Plan.

The outcome demonstrates the importance of taking a long-term and considered approach to strategic land promotion. Planning circumstances can change significantly over the life of a project, and maintaining momentum while responding to evolving policy and local considerations can create new opportunities to progress sustainable sites. In this instance, the team’s detailed knowledge of the site and its planning history allowed the proposals to evolve and respond directly to the matters previously raised.

Securing permission for up to 100 homes represents a significant milestone in the site’s journey and provides an opportunity for the land to make a valuable contribution towards meeting housing needs in the area. It also highlights the benefits of sustained engagement between developers, landowners and local planning authorities when seeking to bring forward deliverable residential development.

The permission is a testament to the persistence of the Gladman team, the strength of the application information and the constructive relationship developed between Gladman and the Council throughout the process.

Special thanks go to the project team of John Mackenzie, Caelan Atkins, Emma Tutton and Lynette Anderson, whose continued commitment helped bring the site to this important milestone.

After two previous refusals, this permission is a particularly rewarding outcome and a strong example of why persistence, careful planning and the ability to adapt to changing circumstances remain so important in strategic land promotion.

The moral of the story for this permission is simple: determination delivers results.
