The completion marks an important milestone for the site, following a successful planning promotion undertaken by Gladman on behalf of the Landowners. Outline Planning Permission was secured via appeal in January 2026, paving the way for the site to move forward towards the delivery of much-needed new homes in the area.
Bringing a site from initial promotion through the planning process and ultimately to a successful sale requires a coordinated approach across planning, technical, commercial and legal disciplines. The completion at Glinton demonstrates the value of that joined-up approach, with all parties working constructively to overcome challenges, maintain momentum and achieve a positive result for the Landowners.
Following the grant of planning permission, the focus moved quickly towards identifying the right development partner and progressing the transaction. The successful sale to Persimmon Homes represents the culmination of considerable work across the project team and provides a clear route towards the site’s future delivery.
Our thanks go to Charles Richardson and the team at Richardson Surveyors, as well as Amanda O’Mahony-Smith of Sloan Plumb Wood LLP, who advised the Landowners on the legal aspects of the transaction.
Thanks also go to the team at Persimmon Homes (East Midlands), led by Jonathan Wells and Tom Vincent, alongside Indrani Hazra-Corte and the team at Gowling WLG. The collaborative approach taken by all parties throughout the transaction was instrumental in achieving a smooth and successful completion.
This result reflects the collective effort required to progress strategic land from opportunity through to a deliverable residential development. From securing planning permission at appeal to navigating the legal and commercial stages of the sale, the project has benefited from sustained commitment and close collaboration throughout.
A special thank you also goes to the Gladman team, including Tom Johnson, Tom Allbrighton and David Hough, as well as our Planning and Projects colleagues Stuart Carvel, Elly Haverty, Eleanor Dunn, Marriyah Jabbar and Clare Holmes.
The scheme will deliver approximately 250 new homes, 30% of which will be affordable housing. With the sale now complete, the site can move into its next chapter under Persimmon Homes, taking it another step closer to delivering new homes for the local area. We look forward to seeing the development progress.
Most importantly, congratulations to our Landowners. The successful completion represents the culmination of their commitment to the promotion of the site, and we are delighted to have worked alongside them to achieve this outcome.
