Ratby Development Secured at Appeal and Sold to Bellway Homes

Gladman overcomes committee refusal to win planning permission for 225 homes in Leicestershire, completing the sale within eight weeks.

Gladman Developments has successfully secured planning permission at appeal for 225 new homes at Desford Lane, Ratby, in Leicestershire, and completed the sale of the site to Bellway Homes within just eight weeks of agreeing terms.

The site was identified through Gladman’s internal site search programme on the basis that Hinckley & Bosworth Borough Council was unable to demonstrate a five-year housing land supply. Despite a recommendation for approval from planning officers, the application was refused at committee.

A public inquiry was held in February 2024, and the Inspector issued a decision allowing the appeal on 28th February 2024. The detailed technical work undertaken at the pre-application and application stages — including highway engineering, landscape assessment, and ecological surveys — allowed for a swift decision.

The site was marketed by Bletsoes acting for the landowners and Gladman, attracting strong interest through an informal tender process. The unconditional sale to Bellway was concluded on 29th October 2024, demonstrating the market’s confidence in the quality of the planning permission and the site’s development potential.
