The site was identified from an internal site search on the basis Hinckley and Bosworth Borough Council could not claim a 5 year housing land supply. Letters were sent to the owners, who responded quickly. They appointed an agent and an offer was made. After a few alterations to the offer, terms were agreed.
The site, whilst in a sustainable location, had a number of constraints. We worked with highways engineers to achieve a high quality footpath link back to the centre of Ratby, with limited highway land available, and undertook highway alignment works for a safe and sustainable access including a new bus stop provision.
The application was recommended for approval by officers but refused at committee. A public inquiry was held in February 2024 and an appeal decision letter issued only two weeks later. The detailed technical work undertaken at pre-application and application stage allowed for a swift decision.
The site was marketed with Bletsoes, acting for the landowners, alongside Gladman. There was strong interest through an informal tender process, resulting in the sale being concluded to Bellway within 8 weeks of agreeing terms.
