The site comprised undeveloped land within the Norfolk Coast National Landscape designation (formally known as AONB).
Our planning strategy involved promoting the site as a housing allocation, through the North Norfolk Local Plan, and submitting an outline planning application alongside this.
Once the site was proposed for allocation in the regulation 19 version of the emerging local plan, we submitted an outline planning application for up to 118 homes and 60 apartments for specialist elderly care.
In recognition of the site’s National Landscape status, a landscape led scheme was designed, which included over 3 hectares of open space and green infrastructure.
The outline planning application was recommended for approval by the planning officer. In line with the positive recommendation, the application was approved by the planning committee and the formal permission was issued shortly afterwards.
