We identified the site as part of an internal site search in Hinckley and Bosworth, working on the basis they could not claim a 5 year housing land supply.
Originally we identified a site owned by 2 landowners. One of our Land Managers contacted one of the landowners by visiting them, whilst the others were represented by an agent who got in touch with us. A third landowner then heard about the approach and asked to come on board too. We made an offer to all 3 landowners and terms were agreed swiftly.
Working with planning officers at Hinckley and Bosworth Borough Council, this site was granted planning permission at planning committee. The site in an edge of settlement location with development parcels falling away from the centre of Earl Shilton on the ridge line. We successfully worked with the council to ensure there would be no wider landscape impacts.
We worked swiftly with the Council with a Section 106 obligation completed in under 3 months from committee to decision notice issued.
In a challenging market the site was marketed by Howkins and Harrison on behalf of the landowners and Gladman. The site was sold on an unconditional basis off the outline permission to Countryside Properties.
