In view of the area’s growing housing needs, Gladman identified the site as a logical urban extension to the west of Darlington.
Alongside the submission of an outline planning application for up to 985 dwellings and community uses (including land for a convenience store, GP surgery, early years/primary school, and sports pitches), Gladman promoted the site as an allocation through the then emerging Darlington Local Plan.
The site was allocated for development in the Darlington Local Plan 2016-2036 (adopted February 2022), forming part of a wider urban extension allocation to the west of the town known as ‘Coniscliffe Park’.
In December 2022, and with all outstanding technical issues resolved, the application received a resolution to grant from Darlington’s Planning Committee. Following completion of a legal agreement, the application was formally approved in June 2024.
