The site is in a sustainable location, within easy walking and cycling distance to a range of day to day services. Immediately adjacent and within the vicinity of the site there is a primary school, retail outlets and regular bus services to key employment and leisure hubs.

The scheme will deliver a number of benefits including the provision of new market and affordable housing, open space, delivery of active travel and sustainability improvements, economic benefits and gains in biodiversity delivered on-site.

At the appeal, Gladman had to defend our case not only against the council but also a well organised local group who had instructed their own barrister.  This meant a large number of additional technical issues (which the relevant statutory consultees had not objected to) were raised, including the potential for surface water drainage to cause offsite flooding in a low-lying coastal area.

Gladman provided evidence which enabled the inspector to resolve all of these concerns and grant permission.

The site was purchased by Barratt Redrow. The Reserved Matters application for 140 homes was approved by Chichester District Council in July 2025.
